Building Department
1. The purpose of Planning / Zoning is to insure that development satisfies the existing and future needs of the community while promoting public health, providing for the general welfare of the public, and creating a harmonious community by regulating population densities and land uses in accordance with standard planning methods as specified by the City of Camden Zoning Ordinance. The Planning / Zoning Administrator is responsible for the enforcement of the Zoning Ordinance.
2. The Planning Commission is responsible for the development of the Comprehensive Plan, the Land Development Regulations, the Zoning Map, and the Zoning Ordinance. The Planning Commission is comprised of seven members of the community and is responsible for conducting a continuous planning program for the City by meeting regularly to review / approve land development plans, revisions to the Zoning Ordinance, rezoning applications, subdivision application, changes to the Zoning Map, etc. The Planning / Zoning Administrator is the Secretary of the Planning Commission and is responsible for providing research and support during this process. The Planning Commission meets on the fourth (4th) Tuesday of each month at 6:00 PM in the Council Chambers, second floor City Hall.
3. Applications / Approvals / Permits are required for the following activities that are Regulated by the Zoning Ordinance:
- Acceptance of Historic Landmark Status (applications provided by Planning / Zoning but approvals are issued by the Historic Landmark Commission).
- Tree Removal
- Plat Approval
- Sign Installation / Replacement / Repair
- Awning Installation / Replacement / Repair
- Painting of the exterior of a Commercial Building
- Occupancy Permit (to occupy a building / site or to change the use of a building / site)
- Bed and Breakfast Inns
- Home Occupancy
- Accessory structures / uses
- Landscaping and Buffer Yard
- Subdivision of lots or parcels
- Land Development projects
- Rezoning
- Variances
- Appeals
- Others as specified by the Zoning Ordinance, Land Development Ordinance, etc.
